The aim is to get the plans and specifications right before building starts, enabling the building process to proceed with increased efficiency, thus saving you unnecessary expense and lowering your stress levels.

1) Design advice

• To advise you of the best process to find the design you want.
• If you are unable to find a suitable builder's standard design, we will show you how to make the required adjustments in a cost effective way.
• Assist you create an original design to your requirements.

2) Understand what is included in the builder's price

• The builder may have 2 or 3 different variations of that design.
• Know what is included in the quoted price.

3) Understand the pre-construction agreement before you sign and hand over the deposit.

4) Understanding and checking your plans and contract documents to be sure that you are getting everything you paid for.

The Building Process

Our service can be used at the beginning of the "looking around" process before any selections are made (house or land) or after selection and deposit paid to the builder. However, it is recommended that we are involved from the beginning, as it can be too late after a substantial deposit has been paid.

By being involved at the beginning of your search we can assist with price negotiations and often money can be saved. Not only is the money important but the reason you are spending that money must be specific. You need to understand plans and specifications to know exactly what you are getting. Near enough is not good enough when hundreds of thousands of dollars are involved.

After you have signed with a builder and paid your deposit we cannot assist with pricing as you have agreed to a figure with the builder, but we can make sure you are not short changed and the plans and specifications are what they should be.

It is often the case that the money saved by using our expertise is greater than our professional fee for service - effectively you will be getting our service for free!

Use of our service for the whole pre-construction process will all but guarantee you get the home you want, a result you can be proud of - the choice is yours. However, with the large sum of money involved, a relatively small investment (often effectively no cost at all) will enable you to utilise our extensive experience in the building industry. To a builder this is a daily happening, to most people, building a new home is only done 1 or 2 times throughout their life - to get the best result you must really understand the plans and contract documents.
