Our service has 2 stages (both prior to construction), with the
result being more effective if we are in your corner from the beginning.
Assisting you work with the builder and negotiate a final outcome
will get you a better deal.
Stage 1
a) getting the design right
b) costings for changes and individual items
c) final price negotiations
d) initial builder agreement and what it means
e) paying your initial deposit
Guiding you through the above areas and helping you negotiate
a better deal - for building contracts up to $300,000 a fee of
$555.
(contracts over $300,000 - POA)
It must be realised that builders are selling houses and negotiating
prices every day, it's what they do for a living. You will probably
build a new home only 1 or 2 times in your whole life. An industry
insider giving professional assistance will not only level the
playing field, but will give you an edge!
Stage 2
a) checking plans - colour schedule and changes for prestart
meeting with the builder, floor plans, elevations, detail layouts,
electrical, engineering, site.
b) checking documents - building contract with the notice to home
owner, specification, addenda, indemnity insurance, variations.
All items listed in stage 2, insuring you are getting all you
are paying for - for building contracts up to $300,000 a fee of
$645.

Trying to check a multitude of unfamiliar technical plans and
documents can be a nightmare. With our many years experience in
working with building plans and associated documents, we can assist in getting
your plans and specifications to the stage where you are getting
all that you should.
Whilst we are prepared to assist you in either stage 1 or 2,
a better outcome will be achieved if we are involved from the
start. With our knowledge and assistance in negotiating, a better
price will result, often saving you more than our total fee. The
effective result of using our expertise would therefore be no
cost to you, with the huge bonus of making a potentially difficult
process into a stress free, pleasurable experience. You'll get
what you want and with your new found knowledge of plans and specifications
you will be able to follow the building process, ensuring that
the builder is constructing as those documents dictate.
Further savings can be made in the purchase of finishing items for your home. Carpet, curtains, light fittings etc, can be purchased at substantially discounted prices due to our long term association with many suppliers.
